Jumeirah Bay Island Sets New Record with Dh330 Million Villa Sale

The luxury real estate market in Dubai has reached new heights with the recent sale of a villa on Jumeira Bay Island for Dh330 million. This sale marks the highest price ever achieved for a villa on the island, underscoring its status as a highly sought-after destination for ultra-high-net-worth individuals. The villa, featuring six bedrooms, spans 26,895 square feet and occupies one of the island’s exclusive plots. Notably, it is one of only three properties located at the tip of the island.

The villa’s location offers breathtaking, unobstructed views of the Burj Khalifa and the Downtown Dubai skyline. This unique feature sets it apart from the other two villas on the island, further enhancing its appeal to wealthy buyers seeking unparalleled luxury. According to a statement, this villa is the only one among the three with such panoramic vistas.

This landmark transaction eclipses the previous record set in June 2024, when a villa was sold for Dh240.5 million. That deal, also facilitated by Dubai Sotheby’s International Realty, held the title for the highest villa sale on the island until this latest deal.

The desirability of Jumeira Bay Island has continued to rise. The island consists of only 128 plots, making it one of the most exclusive locations in Dubai. As Regan Faulkner, Associate Director at the brokerage firm, explained, “Jumeira Bay Island remains the most coveted address in Dubai, and its allure only continues to increase.” He added that the combination of prime beachfront access, breathtaking views, and total exclusivity makes the island one of the rarest opportunities available.

Further bolstering the appeal of Dubai’s luxury residential market, another significant sale was recorded earlier this year. In January, a property in Emirates Hills sold for Dh425 million. As George Azar, CEO and Chairman of Dubai Sotheby’s International Realty, noted, “Dh330 million is more than just a number. It symbolizes the growing demand for properties of unmatched provenance and exclusivity.”

The record-breaking sale on Jumeira Bay Island highlights the continued growth of Dubai’s ultra-luxury real estate market, where exclusivity and prestige are increasingly valued.
