Egypt Hospitality Gains $265 Million EBRD Financing

Egypt Hospitality investment is set to expand following a $265 million financing package arranged by the European Bank for Reconstruction and Development. The funding will support ADD Properties as the company develops new hotel facilities and upgrades existing assets. In particular, the investment will help establish a Grand Hyatt hotel in West Cairo.

ADD Properties belongs to Sami Saad Holding and plans to strengthen its position in Egypt’s tourism market. The financing brings together several international and regional financial institutions. Furthermore, the package aims to support long-term development, improve business operations and encourage sustainable hospitality projects.

The EBRD will provide $127.5 million, representing the largest contribution to the financing package. Meanwhile, the International Finance Corporation will contribute a $60 million loan. The IFC will participate through the Mutual Reliance Framework alongside the other lenders. Additional financing will bring the total package to approximately $265 million.

The investment comes as Egypt seeks to increase its accommodation capacity for international visitors. The government aims to attract 30 million tourists annually by 2030. Consequently, developers and financial institutions increasingly focus on hotel construction and improvements. These investments also support wider tourism infrastructure and higher-quality visitor services.

Tourism Growth Encourages New Investment

Egypt welcomed 12.7 million tourists during the first eight months of 2026. That figure compares with 12.2 million visitors during the same period last year. Additionally, tourism revenues reached $12 billion, rising from $11.8 billion previously. These figures highlight the sector’s continued importance to the national economy.

Hotel development has also gained momentum across the country. Egypt currently has 185 hotels under construction, offering a combined capacity of approximately 46,000 rooms. Meanwhile, cultural attractions continue strengthening the country’s appeal to international visitors. The opening of the Grand Egyptian Museum and improvements around the Giza Plateau support this strategy.

Grand Hyatt Project Anchors Development

The new Grand Hyatt will overlook the Grand Egyptian Museum and the Pyramids of Giza. Its location in West Cairo places the project near two major cultural landmarks. In addition, the financing will support expansion and modernisation across ADD Properties’ existing hospitality portfolio.

The company also intends to strengthen its financial structure through the investment. This approach could support further development and improve the value of its hotel assets. Moreover, the financing includes assistance for workforce training, corporate governance and environmental improvements.

Bassel Sami Saad, chairman of ADD Properties, described the agreement as a sign of confidence. He highlighted the support of international and regional financial institutions for Egypt’s investment potential. Furthermore, he said the company aims to develop sustainable hotels and branded residences. These plans align with the country’s broader Egypt Vision 2030 strategy.

Vlaho Kojakovic, EBRD director for real estate, highlighted tourism’s potential to generate employment and economic growth. He also pointed to the partnership’s role in developing a more sustainable tourism industry. Similarly, IFC representative Ary Naim emphasised opportunities to create jobs and support local businesses. He said Egypt could make greater use of its cultural and natural attractions.

Financial Institutions Support the Package

Several banks and financial institutions will support the financing arrangements. Emirates NBD Egypt will coordinate the lending process and manage key domestic banking responsibilities. Its subsidiary, DenizBank AG, will handle offshore security and account arrangements.

The National Bank of Egypt will also manage several financing and security responsibilities. Meanwhile, EFG Hermes will serve as the transaction’s financial adviser and bookrunner. Together, these institutions will support the financial structure behind the investment.

Beyond construction, the package includes technical assistance for ADD Properties. These measures will focus on workforce skills, corporate governance and environmental improvements. They also aim to strengthen business resilience and encourage opportunities for local communities.

Egypt joined the EBRD as a founding member, establishing a longstanding relationship. Since 2012, the bank has invested more than €16 billion across 238 Egyptian projects. Therefore, this latest financing adds to its broader involvement in the country’s economic development. The investment also places Egypt Hospitality expansion within a wider effort to attract private capital and improve tourism infrastructure.
