Msheireb Properties has officially launched a groundbreaking portfolio decarbonisation strategy in partnership with global consultancy Cundall. Notably, this ambitious initiative targets the developer’s entire real estate portfolio in Msheireb Downtown Doha.
Importantly, this project is the first of its kind at this scale in Qatar. It includes over 100 buildings, more than 800 residential units, and 300 retail spaces. As a result, the strategy represents a major step forward in sustainable development and climate action in the region.
As part of the collaboration, Cundall conducted a full carbon footprint analysis across the asset portfolio. This analysis addressed all three scopes of emissions as defined by the Greenhouse Gas Protocol. Moreover, the initiative aligns with the Science Based Targets initiative (SBTi), adding international credibility.
Each building was assessed using Cundall’s “Seven Steps to Net Zero Carbon” framework. Consequently, detailed action plans were created to reduce operational emissions. These included upgrading mechanical, electrical, and plumbing (MEP) systems.
In addition, Cundall performed energy audits across various building types. These audits identified high-impact and cost-effective energy-saving measures. Beyond technical upgrades, the broader plan also targets improvements in procurement, supply chain, and waste management.
Furthermore, each property received a tailored roadmap to achieve net zero carbon. Tenants will now benefit from access to detailed emissions data. This move supports their own sustainability goals and encourages greater transparency.
According to Fatima Fawzy, Sustainability Manager at Msheireb Properties, the portfolio decarbonisation strategy is more than a green initiative. “It redefines urban living in Qatar by embedding science-driven sustainability at every level,” she said.
Likewise, Gary Dodds, Cundall’s Qatar Country Director, emphasized that this collaboration is reshaping how buildings contribute to climate goals. “We’re delivering meaningful change that reflects both local ambitions and global standards,” he added.
Meanwhile, Mario Saab, Director of Sustainability MENA at Cundall, praised the project’s data-driven approach. He noted that it offers a model others can follow to achieve climate targets.
Ultimately, Msheireb Properties is not only reducing emissions—it is setting a new benchmark for climate leadership across the Gulf region.
