Hostel-like conversions are creating major problems in Dubai’s Jumeirah Beach Residence (JBR), according to long-term residents. Consequently, these unregulated accommodations are disrupting daily life in what was once a peaceful, upscale community.
Dr Waddah Shibib, a German national and orthopaedic specialist, has lived in JBR for more than twenty years. However, since the end of the COVID-19 pandemic, he has witnessed a sharp decline in the area’s residential quality. He said the transformation of apartments into hostel-like conversions is to blame.
Previously known for its luxury and waterfront views, JBR features nearly 7,000 apartments across 30 towers. Yet, over recent months, many of these homes have reportedly become short-term rentals. In many cases, these properties often operate as budget accommodations, charging only Dh50 to Dh100 per night per guest.
Dr Shibib noted that some 3- and 4-bedroom units now hold up to 60 people. To deal with demand, temporary partitions divide living spaces into overcrowded rooms. As a result, families who once lived in comfort now face rising noise levels, long elevator waits, and growing safety concerns.
“I’ve seen ten people in one bedroom and more in the living room,” said Dr Shibib. Moreover, he explained that the building lifts are always packed. Residents often wait over 30 minutes just to reach their apartments.
Furthermore, the surge in foot traffic has severely impacted building hygiene. Trash often litters hallways, and elevators emit foul smells. Many lifts break down frequently, adding to the inconvenience.
Additionally, residents are concerned about increasing rule violations. Smoking in shared spaces has become common, further disturbing families and children. Some even report strangers roaming freely in what were once secure residential towers.
This ongoing issue stems from the rise of hostel-like conversions. These illegal setups continue to bypass regulations, pushing building infrastructure beyond its limits. Therefore, long-term residents like Dr Shibib are urging authorities to intervene. They say immediate action is needed to restore safety, hygiene, and community standards.
As Dubai continues to grow, maintaining the integrity of key residential zones like JBR remains vital.
